The transformation of the astoreca palace into a boutique-hotel
requires of a complex restauration process from the fundings
to the coatings, stucco, systems, etc.
this renovation requires of a major investment that implies
designing a hotel that besides having fantastic sitting rooms
completely recovered and sunny terraces, contemplates the incorporation
of a complementary vertical circulation system and at least
more than 20 bedrooms and the minimum spa services that are
a requisite in a hotel of these characteristics.
The central idea for the transformation and renovation of
the astoreca palace into “the boutique-hotel” of
valparaiso is to recover the original building with the utmost
possible fidelity, making the transformations that the new requirements
demand, and contrasting with a radically modern decoration,
furniture and ilumination that should be as well as warm and
cozy as home.
It is all about incorporating elements that complement and enhance
the beauty of the barroque style of the palace, without competing
with its ornate, but rather step aside and get the distance,
the comfort and the silence to contemplate and enjoy it.
it has been considered to renovate floors, mouldings, ceilings
and walls, painting everything but timber in white, including
door and window frames.
on the main plant the sitting rooms and terraces are recovered
for public use, and a replica of the original staircase will
be installed, connecting the first floor to the third floor..
In the area where the bar is located, a new spiral staircase
will be installed, connecting the bar to the restaurant located
at the plaza level.
The plaza level is developped as a restaurant open to the public,
which extends itself to the plaza by a terrace. it also has
several service programs related to the kitchen and others that
connect directly with the back street.
the second level is recovered according to general parameters
and at the same time it is completely transformed in bedrooms.
the third level is enlarged with respect to the pre-existence,
according to the schemes that the work established in the pre-existence
area into an attic.
Paralell to the works at the house, at the back side the pre-existent
house is demolished due to its lack of value as well as the
need of a proper circulation system and the quantity of bedrroms
required for the project to be economically viable.
in this back area a new construction is projected complementing
the palace, but at the same time it should not be a caricature
pretending being part of a history that do not belong to it.
It is a new building of semi-square plant, divided in four perimetral
quadrants containing bedrooms, and two central empty quadrants
that will contain a vertical light patio, the lift and the second
staircase required for safety and a proper building operation.
This second body is designed on both its interior and exterior
as a synthesis of the local architectural repertoire in reference
to the façade materials and inner patios solution that
bring light and air.
It is a steel construction coated in a copper micro-corrugated
and perforated sheet, with shutters that could be closed or
open at discretion, therefore giving the façade a neutrality
that is radical as well as full of movement and always different.
on the inside, the main idea is to contrast with the recovered
palace, so that the floor and the ceiling are white, the walls
are completely coated in wood and decorated with style furniture,
contrasting with the purity of lines defining the space.
